A Simple, Private Stay — Hotel-Style, with a Seasonal Sauna
This self-contained bedroom + private bathroom (no kitchen) is ideal for one or two guests who want a quiet place to sleep well and recharge between work, campus time, appointments, or exploring the city.
The suite is a private lock-off bed & bath within our home. It includes a shared entry and an adjoining door that remains closed and double-deadbolted when booked separately. While designed for privacy, some everyday household sound may occasionally carry, so the space is best suited for relaxed, quieter stays.
What You’ll Have
• Comfortable queen bed in a thoughtfully designed, compact bedroom
• Private bathroom with spa-style finishes and heated towel bar
• Large Smart TV (stream using your own accounts)
• Mini-fridge + coffee station — perfect for leftovers and easy mornings
• Seasonal dry hot-rock sauna (approximately October–April)

Layout & Privacy (Please Read)
This is a hotel-style bed & bath — there is no kitchen or kitchenette. To keep the space clean, simple, and well maintained, cooking appliances, dishware, and food-prep facilities are intentionally not provided. The suite is best suited for guests who plan to dine out, order in, or enjoy the many nearby cafés and restaurants.
The suite is a lower-level lock-off within our home, accessed via a shared entry to the basement level. You may notice an adjoining door near the hallway area (shown open in some photos). When this space is booked on its own, that door remains closed and double-deadbolted.
While the spaces are designed for privacy, some everyday household sound (footsteps, doors, coming and going) may occasionally be heard — particularly in the shared entry or stairwell. Because of this, the suite is best suited for guests seeking peaceful stays with quieter evenings.
Dry Sauna (Seasonal: Approximately October–April)
A private dry sauna is available during cooler months, adding a touch of quiet luxury to your stay. Many guests highlight the sauna as a favourite feature after long workdays, hospital visits, winter walks, or cold days.
Note: this is a dry hot-rock sauna — no water on the rocks.
Outdoor Space
Enjoy shared patio seating during warmer months. Mature trees and a peaceful residential setting create a surprisingly serene atmosphere so close to campus and Broadway.

• This is a lower-level suite in a remodeled home with soundproofing. While most guests find noise minimal, some normal household sound from above may occasionally be heard. Guests who are highly noise-sensitive may prefer a fully detached accommodation.
• This suite is not pet-friendly.

Parking & Seasonal Property Care
• Free street parking is available in front of the property. In winter, access to a plug-in outlet for block heaters is available where applicable.
• Snow clearing: A professional crew attends after snowfalls and aims to clear walkways and parking access within 24 hours.
These exterior services help keep the property safe, tidy, and well cared for throughout the year.
House Rules & Fit (Important)
This suite is designed for guests who value calm, respectful stays and a well-maintained home environment. A few guidelines help keep the space well cared for and enjoyable for everyone.
• Quiet Hours / No Parties: Please keep noise low between 10:00 p.m. and 7:00 a.m. Homes are for quiet enjoyment only. Parties, events, or gatherings are not permitted.
• Smoke-Free Home: No smoking or vaping indoors.
• Registered Guests Only: All overnight guests — including adults, children, and infants — must be registered on the reservation. Overnight visitors who are not registered are not permitted. Day visitors require prior approval.
• No Pets: This suite is not pet-friendly.
• Shoes & Belongings: Please remove shoes at the top of the stairs. Do not bring bikes, boards, skis, or other outdoor recreational equipment inside the home. Please do not lean items against the faux-wood wall near the entrance — it is decorative and easily damaged.
Dry Sauna Rules (Seasonal: Approximately October–April)
• Sauna use is for registered guests only
• No visitors, parties, or events
• Sit on a towel at all times
• Bare feet only — no shoes
• No glass, red wine, or staining beverages
• No water on the rocks — this is a dry sauna
• Use is at your own risk; children must be supervised at all times
Failure to follow sauna rules may result in loss of sauna privileges and/or additional cleaning or repair charges.
• Rental Agreement: A standard short-term rental agreement is provided after booking and must be signed within 48 hours. For reservations made less than 48 hours before check-in, the agreement must be signed within 4 hours. Check-in instructions will not be provided until the agreement is completed.
• Security Deposit: A refundable security deposit of $75 is required. The deposit must be authorized on the guest’s credit card via our booking system (OwnerRez) prior to arrival and is released after checkout, subject to no damage beyond normal wear and tear. Our rates include standard cleaning based on typical use. If a stay requires excessive cleaning beyond a standard turnover (for example, substantially increased cleaning time or labour), additional cleaning costs may be deducted from the security deposit based on documented service provider charges.
