A lovely, clean hotel in a posh part of Edinburgh. I lost my watch during my trip but was relieved to get a call from the hotel to say it had been found in the room. Honest staff! The only criticism I would have was the breakfast - we waited an hour for a cooked breakfast. Floor staff didnt seem to know what was going on. That said, when it arrived, the breakfast was grand. All in all, I would stay here again.

Our second time staying at Edinburgh B&B and we will head back. Great location, friendly staff, only disappointment is the bar is rarely open on site. Great value, clean and brilliant breakfast

Hotel is in a beautiful building. We had stayed for an overnight previously and had been impressed with staff and quality of breakfast. This time we were staying for 4 nights. We went to our room which was very small. We quickly noted there was no fridge, iron etc in the room and nowhere to sit as we had to put our case on the only chair. The pillows were flat and hard. Going into the toilet at night I realised that there were small bugs on the bathroom floor. After looking online it became apparent these were silver fish. Next morning we informed reception staff and were informed that the room had been deep cleaned that day before. I had to ask staff member to google these bugs as he seemed unconvinced. We asked for another room or to cancel our booking. We were given another room which was bigger and no bugs. We were given no apology and staff appeared annoyed that we had complained. The breakfast omelette and scrambled eggs were overcooked, black pudding resembled a fried crisp. Bakery was not fresh and dry. All in all a very disappointing stay and hotel appears to have gone downhill since last summer. Much better hotels in Edinburgh for same price.
